A former Palmers garden centre site in West Auckland is on the market and has already been earmarked for residential development.
The garden centre was situated at the Great North Road, Glen Eden, site for more than 50 years before it closed its doors for good on May 11 .
Real estate agencies Bayleys and Savills will handle the sale of the 1.25 hectare land, which will be sold by a tender process that closes on July 31.
Bayleys salesman Brian Caldwell says under the proposed unitary plan the land sits in a ‘transition' belt between terrace housing and apartment zones.
"The ‘living' zoning is quite broad in what it will allow to be built - ranging from detached dwellings and terraced housing through to low-rise apartments," he says.
Ralph and Joan Lavelle's property overlooks the former garden centre. While the couple would prefer to see a new garden centre in its place, their second preference would be residential dwellings.
"I wouldn't like high-rise apartments, we would prefer residential housing," Ralph said.
"High-rise apartments mean lots of people and it's a busy road. If we have residential, it's more limited."
With Countdown and Fresh Choice supermarkets not too far away, they feel there is no need for retail outlets.
"If you go 500 metres up the road, there is a nice complex with good pricing. There is a takeaway, fresh fish shop and a Salvation Army store," Ralph said.
The couple's house and the land being sold is separated by an alleyway and some bushes.
"If those bushes are left there, it still makes it feel that it's not a condensed housing area," Ralph said.
"Whatever happens, those trees should be left alone. If they clean it out, we really then just have housing."
Palmer Ave resident Mina Sk Nuphan disagreed.
"I think it's not good if it's going to be residential apartments because they are going to create noise but if they do a retail block, it will be good for Glen Eden, Kelston and Glendene," she said.
