Property owners risk losing five to seven per cent from the sale price of their home if their agent is not a strong marketer or negotiator.
That what Auckland real estate agent Paul Vujnovich claimed as he launched a new website he said will help sellers find the best agent and get the highest possible price.
Vujnovich will charge agents to promote themselves on www.findmyrealestateagent.co.nz and they can only chose two suburbs to say they specialise in.
"I've found that many people choose their agent from either a random sign they've seen, a brochure put through their letterbox or meeting an agent at an open home. Considering your home is your biggest asset, it appeared that no, or very little, due diligence is really ever done. That's way too haphazard. There are so many pitfalls with this approach," he said.
The one that will hit sellers' hardest in the pocket is the risk of losing $30,000 (based on the average home price of $428,000) or more if the agent is not up to scratch, Vujnovich said, adding that suburb knowledge is key which is why he will only let agents pick two to claim specialisation in.
Mike Pero has come on board with an endorsement saying the site should let sellers see who the proactive agents are in their area.
Vujnovich agreed saying it would show prospective sellers how agents marketed themselves as "if they have difficulty marketing themselves to a high standard, how are they going to market your home to a high standard?"
His said the website is not affiliated to any real estate chain, franchise, group or office. It will not contain house listings, just agent information.
