Sir Peter Jackson could be about to mine a mountain of treasure from the sale  of his  luxury New York apartments.

According to local real estate agency Corocan, his side-by-side penthouse lofts in the swanky Tribeca area of lower Manhattan are now "in contract" for US$19.9m (NZ$24.1m).

This suggests Jackson and an unknown buyer have agreed a sale,  but the deal has not closed and ownership has not yet transferred.

American real estate blog Curbed reported that the deal was yet hit public records, "when we might be able to see who the exposed-brick combo’s new overlord is".

While perhaps not quite as grand as Smaug the dragon’s cavernous treasure chamber in Jackson’s Hobbit movies, the two apartments are still an impressive slice of real estate.

If the new owner combined them, he or she would  have more than 771 square metres of indoor space and 372sqm of private wraparound roof terraces to kick about in.

According to the listing, the complete package has 15 rooms, an additional nine bedrooms and 9.5 bathrooms.

Jackson appears to have done a bit of DIY since buying the neighbouring penthouses for NZ$20.9m in 2008, in what was at the time one of Tribeca’s biggest apartment deals.

"Significant investment has been made by the current owner, including a new roof system, parapet repair, new state-of-the-art HVAC [heating, ventilation, and air conditioning], interior renovation, in addition to the various permits, approvals and design team fees for any further remodeling," the listing says.

Jackson put both penthouses on the market for NZ$25.9m in May, but relisted them separately in December after no-one took the bait, according to Curbed.

It appears the current contract is for both properties at the relisted price of NZ$24.1m.

According to a calculator on the Corocan website, the mortgage repayments would work out to NZ$109,000 a month.

The Tribeca area is home to dozens of celebrities, including actor Robert De Niro, rapper Jay-Z, U2 guitarist The Edge, and actress Kate Winslet, who starred in Jackson’s 1994 movie Heavenly Creatures.
