Tickets to see Grammy-winner Adele's three shows at Auckland's Mt Smart Stadium next March have officially sold out.

Organisers confirmed that tickets to the first two shows sold out in "a record-breaking twenty three minutes". Tickets to the third gig, released to the public at 12:20pm, sold out shortly after 1:40pm.

The third show was only announced at lunchtime Thursday after what promoters Live Nation called "extraordinary ticket demand".

The Hello hit-maker will set a record for the most number of shows performed by a single artist at Mt Smart Stadium during a consecutive tour. Pricey VIP packages to all three Auckland shows are still available to purchase.

Tickets to both Adele's first, second and third shows were released to the general public at midday and 12:20pm, available via Ticketmaster, however the online frenzy proved too much for the website.

By 12:04pm, the website began stalling, while those hoping to buy tickets waited patiently as the webpage read: "searching for tickets, sit tight."

For those trying to secure tickets via landline, the Ticketmaster helpline also appeared to be down.

Local Adele fans shared their panic on social media, with several tweeting the Ticketmaster account in search of answers.

Following the mad-dash online for pre-sale tickets on Tuesday, eager Kiwis shared mixed reviews about their online ticket purchase experience, with several disappointed fans claiming that the Live Nation website also struggled to keep up with the increased demand.

However concert organisers insisted that the website "worked perfectly" throughout the pre-sale.

Adele will perform three Auckland tour dates on the back of an Australasian tour, that includes shows in Perth, Sydney, Brisbane, Adelaide and Melbourne.

The mega-star will perform a series of stadium shows on a unique 360º stage, in keeping with her UK and European tour format.
