The first two floors of the three-storey building on the corner of Market and Main streets in Blenheim are for sale.
The 926 square-metre building has three tenancies on the ground floor, including SBS Bank and Stirling Sports and five tenancies on the first floor, including SBS signage.
Agents Colliers International said the SBS Bank had a new 10-year lease and the three ground floor tenancies brought in a net rental of $137,760, while the five first floor tenants returned $50,895 net.
The owner of Stirling Sports Blenheim and Nelson, Greg Hall, bought the building in 2004 and said he wanted to move on to a new project.
"I've done all the hard work, earthquake strengthening, and now I'm ready to move on to something else," he said.
It cost $350,000 to bring the building up to the standard required by the Building Act 2004, he said.
He will continue to operate Stirling Sports Blenheim in the reduced sport shoe and Lotto store format, and see what impact Rebel Sport has on business before deciding whether to expand.
