peace and seclusion you could want and just minutes out of the central city area.

Add in a huge modern home and lush gardens and you have a special property indeed.

You wouldn't know it, though, without visiting David and Sally's home. There's no hint of their property's advantages from Frankley Rd.

A long drive - essentially a private road - is their shared access here, with three lifestyle properties all tucked away from the outside world.

"Living down a driveway was a big appeal for us when we bought the original property," explains Sally. "It's nice to get away from the road."

You appreciate that when you approach their home; the drive winds into pastures, passing the other two access gates before sweeping into this feature property. The other homes are pleasingly secluded, with the closest about 200m from this feature property.

There's drama in arrival here, with a circular lawn and central sculpture as a welcoming feature. The drive curves around the sculpture, past a sheltering portico entrance to the house and up to the integrated double garage.

That's not the only storage available - on the way in, you would have passed a substantial 8m-by-12m triple-bay shed facility that has been lined and fitted out in one bay for past office use. A smaller 6m-by-3.5m shed has space for the 'toys' that lifestylers often collect.

All that was carefully planned when that original property of about 10 hectares (24 acres) was split up into the smaller blocks. David and Sally envisaged a great family environment on their land.

Space was a prerequisite - inside and out, David says. "We wanted decent grounds and a big house."

At 363sqm, the house is definitely big - but that was important for the family. "Four kids and six bedrooms - that's a bedroom each and space for visitors as well," Sally says.

With the experience of a building background, David chose a central site for this home, just back from the edge of a gully feature, with plenty of flat space to either side for garden development and construction of the ancillary sheds that are an important asset for lifestyle living.

With all that space, they could plan a generous sprawling home. "On smaller city spaces, you have to go up to get this much room; here, it's all on one level," he says.

It's a visual statement outside, with that portico feature, the contemporary monopitch roof design, the combination of Linea and Titan board cladding, and the varied nooks that have been created with the sprawling floor plan.

A tour through the house reveals the advantages of the laid-back layout - a central welcoming timber-floored foyer space with master bedroom suite down a short hallway to the left, and the other five bedrooms spread out to the right with an extra living area. "They all meet here in the middle in the main living areas," Sally points out.

The living areas stretch across the sunny north face of the home - with a family area offering a cosy feel in front of a large polished-tile fireplace, the kitchen next with a family friendly open-plan relationship to this space, formal dining in front of a wall of sliding glass, and then the formal lounge area for a sense of separation that's as much or as little as you might want.

It's a great layout for entertaining, David says - and all the better with neighbours so far away.

The kitchen is the heart of these living areas, a well-proportioned galley design with top specs of stone tops, soft-close drawers, a 900mm gas-electric cooker, and integrated dishwasher. A good-sized scullery provides extra storage and a preparation area that keeps meal mess to a minimum in the main kitchen area.

Each of the living areas opens out to the sun-soaked designer patio where a plastered shelter wall is broken with panels of glass that allow the lush gardens behind to be a part of the setting. The glass panels gave shelter, outlook and sun in the early days of development here, before the gardens were fully developed.

A water feature out here provides another designer statement - a multi-level plastered structure with bubbling water that also adds a pleasing sound to a summer evening.

Sun was also well-planned for the children's rooms, he adds. "That was one of the key things then ... morning sun into the boys' rooms to help wake them up."

It seems that's not so appealing for them in later teenage years. The master bedroom at the opposite end of the house enjoys the natural light and warmth in the afternoon.

In chilly, winter months, underfloor water heating keeps the house comfortable, with warmth coming from a diesel-fuelled burner. That's not usually needed, though, when the sun is shining, Sally says. "The house heats up with solar gain through the day."

The monopitch roofline allows higher windows and sliding doors along that north face, and the height theme is repeated throughout the house, with impressive over-height internal doors.

McDonald Real Estate consultant Anne Wilson is marketing the property and says it is rare to get a lot of land like this close to the city. "It's a top-of-the-market lifestyle block just down the road from schools and all the amenities of the city."

The privacy and gardens are a great setting for the house, she says, while the spacious sheds are a real bonus. There's potential for expanded use of that extra space, she suggests.

The land has three good-sized paddocks and an interesting profile, she adds, with a motorcycle track developed in the gully below the house. To get all this with a designer home of 363sqm is a real drawcard for prospective buyers, she says, and its owners are motivated to meet the market.
