Christchurch's luxury home market has cracked the $5 million barrier with the sale of a vast and lavish house at Clearwater golf resort.

The H-shaped house, on Harts Creek Lane, overlooks the golf course and lakes.

At almost 800 square metres, and with six bedrooms and five bathrooms, it is five times the size of an average Kiwi house.

The $5.05m sale follows the reawakening last year of the city's top-end house market, with two hillside homes in the past few months changing hands for more than $4.5m and several others for $3m-plus.

Buyers have mostly been locals, spending insurance proceeds or money made in the Christchurch rebuild.

The Clearwater property is understood to be the first in the city to sell for more than $5m since the last property boom ended in 2007.

The deal was settled in recent weeks after contracts were exchanged around Christmas time. Land information records show the seller was a businessman whom The Press has been told is Singaporean.

The buyer was a local couple with a business quarrying and supplying roading materials.

Marketing material described the house as "your ultimate dream home", "the ultimate in sophistication, style and serenity", and "an architectural triumph".

"Entry to the home via the bridge across the formal pond fills you with an immediate sense of excitement and expectations as to what lies beyond," it says.

The house is built of "a thoughtful palette" of materials including concrete, stone, timber, copper, "galleried" windows and cherrywood ceilings.

The section covers 8290sqm with mountain views and the property has a rating valuation of $5.25m, of which $3.16m is for the house.
