Another housing subdivision has been announced for Kaiapoi - this time with 500 homes.

The development will be known as BeachGrove after being rebranded and redrawn from the Ruby Views project, which was given the go-ahead last year.

The subdivision will have two, three and four bedroom homes with the first 22 ready early next year, plus bare sites. Section sizes will range from 600 square metres to under 200sqm, and average 300sqm.

Development company Beach Road Estates is owned by the original Ruby Views company headed by Glen Stapley, while newly-added shareholders include house builder Mike Greer, former Pegasus project director Shane Fairmaid, and former Harcourts real estate company owner Peter Greene.

Mike Greer Homes will build all homes.

Fairmaid, who is Beach Road Estates' chief executive, expected the first stage to sell out before the end of the year.

He said they had redesigned the subdivision to provide more affordable homes. House and land packages would start at $339,000, and 38 per cent of stage one homes would cost less than $400,000.

"We are confident that many who felt they couldn't afford a new home, will now be able to," Fairmaid said.

The subdivision will have both townhouses and standalone homes. It will include parks, playgrounds, walkways to nearby North Kaiapoi School, and possibly a cafe and shop.

BeachGrove is built on former farmland. Stapley spent seven years taking it through the consenting process, which was complicated by airport noise buffers and post-earthquake rezoning.

Kaiapoi's other major subdivisions are Silverstream Estates and Sovereign Palms.
