Lincoln, just out of Christchurch, is one of the fastest-growing towns in the country's fastest-growing territorial area, Selwyn district.

At this year's census the town had a population of 3924, up 38 per cent from 2835 in the last census seven years ago.

New housing for the growing commuter workforce, as well as that centred around Lincoln University and various research institutes, is being provided for in several subdivisions surrounding the town.

Sections available range from town- size to larger country-style blocks.

Lincoln's latest subdivision is Flemington.

It covers almost 60 hectares on former crop research land on Birchs Rd on the northern side of the township. The subdivision is being built by Lincoln Developments, which has mainly Canterbury shareholders.

Construction is scheduled to start early next year and titles are expected to be ready for buyers about the middle of the year.

The subdivision's first stage will be made up of 69 sections with new roads and a green reserve. In this stage sections will range from 600sqm to 850sqm, the majority between 600sqm and 700sqm. Prices range from $189,000 to $230,000.

Marketing agent Mitchell MacDonald says timing of further stages of the subdivision will depend on sales.

The past two-and-a-half weeks have seen 15 of the sections go under offer, he says.
